This joint report from Real Estate:UK and CoStar is the second in the ‘Who invests in UK property?’ series, building on analysis previously produced by CoStar and the British Property Federation in 2025. The report examines the origin, scale and destination of overseas real estate investment into the UK, and the role the sector plays in meeting the country’s housing, commercial and leisure space needs while supporting economic growth.
The report explores a market shaped by a challenging investment environment. Geopolitical instability, higher energy costs, inflationary pressures and the cost of debt have continued to weigh on investor confidence and development viability. Alongside these international pressures, domestic factors including regulatory delays, policy uncertainty and additional development costs have created further headwinds for investment and delivery, particularly within residential development and the build-to-rent sector.
Despite these challenges, the report highlights signs of resilience across the UK real estate market. Total investment into UK commercial real estate increased in 2025, with overseas capital investment rising year-on-year, reflecting continued investor appetite for UK assets. The findings provide a detailed picture of investment activity across the sector and offer insight into how investors view the UK’s long-term attractiveness as a destination for real estate capital.
