We have responded to the Government's consultation on leasehold enfranchisement rates, which seeks views on the deferment and capitalisation rates to be set by the Secretary of State under the Leasehold and Freehold Reform Act 2024.
In our response, we set out our preferred option for updating the Sportelli deferment rates and setting rates for those leases with 5-20 years remaining; our opposition to a single capitalisation rate and preferred rates across ground rent types; and the impacts that the proposed £250 ground rent cap, alongside the 0.1% cap, will have on capitalisation rates.
