Who Lives in Build-to-Rent? - London Edition is the latest report in the long-running research series originally developed by the British Property Federation and now continued by Real Estate:UK. Produced in partnership with BusinessLDN, the Association for Rental Living (ARL) and PriceHubble, the report provides fresh insight into the people living in London's growing Build-to-Rent sector and the role it plays in meeting the capital's housing needs.

Drawing on data from more than 21,000 residents living across 40 Build-to-Rent developments in London, the report explores resident demographics including age, household composition, employment sectors, income levels and affordability, benchmarking findings against the wider private rented sector. It also examines the growing contribution of Discounted Market Rent homes, providing evidence of how professionally managed rental housing is supporting a broad range of Londoners.

The findings challenge common misconceptions about Build-to-Rent, demonstrating that the sector serves a diverse resident base while offering high-quality homes, professional management and access to a range of amenities. As London continues to face significant housing pressures, the report highlights the importance of Build-to-Rent in expanding housing choice, supporting affordability and attracting the people needed to sustain the capital's long-term economic growth.
