Our FUNDamentals series is designed to enhance the understanding of real estate funds through six focused sessions tailored to different aspects of fund management.

Fundamental Session Five: Introduction to Fund Financials & Performance

Session Overview:

This session will provide a practical introduction to the key concepts and metrics used to assess the performance of real estate funds, as well as practical tips on how to read financial statements and reports. Designed for professionals with varying levels of experience, the session will explain commonly used performance measures in an accessible way, supported by practical examples and industry context.

Whether you work directly in fund management or support investment decision-making, the session will help you build confidence in understanding key reports, fund performance and the factors that influence investor outcomes.

Topics covered will include:

• Understanding real estate fund financial statements and financial performance reports

• Net Asset Value (NAV) and its role in fund performance measurement

• Equalisation – concept and application

• Internal Rate of Return (IRR) as key performance metric

• The impact of leverage on fund performance

• How performance is communicated to investors
